For the most part, we only take on properties that are new to the market and where we have an exclusive mandate. For us to consider properties that are already on the market, please understand that we can only do so where we have a very good chance of achieving a sale.
The strategy we recommend will be largely dependent on the situation your are in – the exposure that it has received to date, the channels employed, the length of time it has been on the market and the advertised price etc. Invariably, regaining the initiative with a marketing campaign involves withdrawing it from the market for a period of time before relaunching it in such a way that it is, to all intents and purposes, a new listing – fresh photography and details, and with a new price tag.
Sadly, our business model prevents us from being yet another agency listing an already well-exposed property – it’s simply not our style.
